Who we are and what we do?

We are a firm of Commercial Mortgage Brokers and have been trading since 2003. We are directly authorised and regulated by the Financial Conduct Authority (FCA) to carry out Second Charge Mortgages and Credit Broking Activity. Our firms reference number is 726360 and is for Commercial 1 Ltd T/A Pure Funding Solutions. The FCA is the independent regulator of financial services in the UK.

We deal directly with the public as well as working closely with other Independent Financial Advisors (IFA’s) as well as Mortgage and Credit Brokers

What can we do for you?

Our service is to act on your behalf for the purpose of arranging and advising on:

  • Commercial Mortgages
  • Bridging Finance and Short Term Loans
  • Buy to Let Mortgages and Investment Property Finance
  • Second Charge Mortgages (Secured Loans)
  • Development Funding and Refurbishment Loans

For all the services described above, we (or your IFA/Broker) will complete a detailed fact find and enquiry so we can best understand your circumstances and specific needs and objectives and obtain a suitable product for you.

Whose Products do we offer?

We offer a comprehensive range of products from across the commercial mortgage and loan market. This ranges from High Street Banks, Specialist Lenders, Challenger Banks including certain Private Lenders and Funders whose products are not available direct to the public, but only via intermediaries like us.

How much will you have to pay for our services?

A fee of 1% is normally payable as a standard broker fee for commercial mortgages unless confirmed otherwise. Some of this fee (normally £300) may be charged as a commitment and assessment fee once lenders formal terms are produced. For second charge loans, a fee of between 5% – 10% of the loan advance is normal, again unless confirmed otherwise.

If you choose to go ahead with the offer and the mortgage goes ahead and completes, then we will also be paid a commission from the lender for arranging the mortgage/loan on your behalf.

Please note – some of this fee and commission may be passed on to your IFA or Credit Broker if you were introduced to us by one and will not be refunded if you decide not to proceed.

What Happens If You Have A Complaint?

If you are unhappy with the service you have received or a product we have arranged on your behalf, a copy of our complaints procedure, which sets out how we handle your complaint, is available upon request.

If we are unable to settle your complaint, or if you are unhappy with our response, you may be able to refer it to the Financial Ombudsman Service (FOS)
